This contemporary duplex takes advantage of site conditions and creates a sculptural form that captures ocean view in distance and large framed window brings the beachside lifestyle inward. JRZ took an innovative building design approach in the most efficient way possible to create a maximized the achievable floor space for each duplex and enhance the spatial experience within at a rather sloping, tight and skinny lot.
Massing and facade details are designed to respond to both the desired character of the area and the existing context by using white washed bricks, timber cladding with dark metal to enhance the façade articulation. A simple build form was designed to provide an openness to the outdoors garden. The kitchen and living areas directly open onto the garden area. One long bifold door allows for these areas to completely open to the outside. Full height windows and skylights allows ample light into each dwelling and blurs the edges between indoor and outdoor space.
JRZ has been engaged to provide architectural design and project management services to manage the project from the get go. The design has now been approved for construction and our design team is now preparing the design documentation for tender moving forward.
